Oseevsky – for the actual construction
Vice-governor of St. Petersburg Mikhail Oseyevsky not going to be led by developers wishing to sell their apartments more expensive city. In response to claims by construction companies to the conditions of the second city of the competition (the starting price of purchase – 47 000 300 rubles per square meter, of which 70% of contract amount shall be paid at contract signing and the remaining 30% – when entering the shelter in operation), Vice-Governor said: “The competition February 20 we will buy as many apartments as we can. The remaining money will be used for the construction of budget accommodation. We believe that this is quite a good offer for the business. But if the developers are confident that their financial situation allows them to conduct business as usual and only sell the apartments at retail, it is – their choice. We are not forcing them to participate in the competition. “Thus, the competition, scheduled for February 20 will be the last, and after him the money allocated for social housing purchase, go to the actual building. Clearly, the second contest, as well as the first, will not cause a rush of construction companies. And above all, because in homes that can be exposed to competition, ie finished at 70%, most of the apartments already sold by investors in previous years, when investment in housing under construction was one of the most profitable tools. Builders are largely have nothing to show. The good news is that the government finally realized that “the developer’s hope, and myself – do not make a mistake.” Building social housing on their own city kill several birds with one stone. First, the cost of housing budget is about 30 thousand rubles per square meter, that is, the money will be allocated to build more apartments for beneficiaries. Secondly, the real stroitelsto the crisis reduces the effects of pent-up demand. And third, the system, rather than buying, the city increases the amount of supply in the market, instead of increasing demand, which has a positive impact on the ability of all of St. Petersburg to improve their living conditions.
